Expert Roofer or Out-of-State Storm Chaser? Avoiding Red Flags When Choosing a Roofing Contractor

When hiring a roofing contractor in Colorado, you’re not just trusting someone to put on new shingles—you’re trusting someone with the integrity and durability of your home. They are going to help you make the best choices for the roof over your head. Pick your contractor wisely.

Storm season brings opportunity for shady “storm chasers and door knockers,” with aggressive pitches that can feel like speed dating gone wrong. Do NOT sign a contract on the spot after meeting a roofer unless you have worked with them before. At Denny’s Roofing, we NEVER ask a client to sign a contract right away. There are several steps to take before doing that.

NOTE: If you are being pushed into signing. Just don’t. And don’t pay the contractor a down payment before you know they are legit and have some skin in the game with the project, like putting materials up on the roof.

So, let’s keep it cozy, not catastrophic. Here’s your guide for sniffing out the good roofers—and swiping left on the door knockers.

1. Proof of Licensing, Insurance & Local Registration

Red flag: A roofer who can’t—or won’t—provide proof of licensing or current liability insurance.

Why it matters:

  • Liability falls on you if someone gets hurt and there’s no liability coverage.
  • Colorado “storm chasers” may vanish after the job, leaving you stranded if there is a problem with workmanship after the install. Not sure if they are local or have been around for a while? Verify licensing with your county or the Colorado Secretary of State. Some companies arrive immediately after a storm and set up shop. Look to see how long they have been in business.

Not sure if they are covered?

Ask for proof of general liability and workers’ comp—then verify it.

2. Avoid High-Pressure Sales Tactics and Storm Chasers

Red flag: Door-knockers right after a hailstorm, promising “limited-edition” discounts or urging you to sign now.

Scammers and hustlers often show up immediately after storms—makes sense they’d want to strike while your emotion’s are high. Don’t let “today-only offers” rush your judgment. Reputable roofers give you time to think.

And, as an estimate, if the price is much lower, that is a big red flag to pay attention to. Reputable contractors work from the insurance company’s estimate, which is a fixed amount across multiple programs. It’s all decided in advance if it’s a basic roof with no changes. There can be small differences… but not enough to make you pause and ask why it’s so much cheaper.

3. Vague or Incomplete Estimates & Contracts

Red flag: Estimate only has a price—no breakdown, no scope of work, no fine print.

A solid estimate and contract lists materials, brands, and makes of shingles, labor, permit responsibility, cleanup, taxes, and warranties. If not, beware missing or hidden costs. Watch for disclaimers stating the contractor isn’t responsible for property damage. That’s turf to tread cautiously.

4. Refusal to Share References or Past Work

Red flag: The contractor avoids sharing recent references or a portfolio.

Good contractors are happy to share satisfied customer testimonials. If they hesitate, red flag. Local firms with a track record are far more reliable than transient storm chasers. Check their Google, Yelp, and Facebook reviews? Do it.

As one roofer advised on Reddit: “Look for a local company that is well established… word of mouth from your neighbors is helpful.” You can also ask Nextdoor.com or a local Facebook group for your area for a legit recommendation.

5. Pay Smart—Avoid Large Upfront Payments

Red flag: Requests for full payment upfront—or cash-only transactions.

Colorado tops out at an early deposit or similar modest upfront payment of 10%. Paying more is a gamble. At Denny’s Roofing, we don’t ask for anything until the materials are actually delivered up on the roof.

BBB advises these red flags: “Never pay more than half before the work starts… be sure the contractor pulls permits, or you verify them.”

6. Don’t Vet by Price Alone—Look at Value & Quality

Red flag: The lowest bid is NOT always the winning bid.

Those price-attractors often corner the market on low-quality materials or shortcuts. Go for a balance between cost and craft. If it’s that much cheaper… You get what you pay for. Have to make money by cutting corners somewhere. They will either be less in quality or important items like Ice & Water Shield, Starter Shingle, Flashing and proper underlayment will be skipped completely.

You’ll often pay more later for repairs, fixing, or changing.

It’s worth remembering when you make your choice.

7. Take Time. Ask Questions. Trust Your Gut.

Questions to ask:

  • Are you licensed, bonded, and insured?
  • Do you handle permits? Or is that up to me?
  • Can I see previous work on similar roofs?
  • What’s the warranty—materials and workmanship?
  • Who cleans up? When is the final payment due?

And even after all those, trust your intuition. If something seems off, walk away.
